How the arrangement works
One agreement covers the portfolio, with a schedule and a scope for each site. Sites can be added or removed without renegotiating the whole contract, which matters when a portfolio changes during the year.
Each site keeps its own file and its own records, because that is what an inspector at that site will ask for. Your office also gets a view across every site, so a problem repeating at three properties is visible as a pattern rather than as three separate visit reports.
Billing consolidates to one account on whatever cycle suits your finance team. Emergency call-outs within the agreement are billed at the agreed rate, not at a premium invented on the day.
Where you need us to deal directly with a tenant or a site manager, we do, and the report still comes to you. Where you would rather we did not, we work only through your office. That is agreed once, at the start, and written down.
What we ask of you
A named contact per site who can give access and act on findings. Most programmes that fail do so because nobody at the property was responsible for closing out the recommendations.
Realistic access windows. If a kitchen can only be entered between two and four in the afternoon, we would rather build the schedule around that than have technicians turned away.
Notice of changes to a site: a new extension, a change of use, a new waste contractor. Each of those changes the pest pressure, and finding out at the next quarterly visit is finding out late.
