Kelaniya

Riverside town close to our base, mixing dense housing, industry and institutional buildings.

Kelaniya sits on the river just inland of Colombo, and it is close enough to our Ja-Ela office that we can usually reach it quickly. It combines dense housing, riverside industry and a significant institutional and religious presence in a fairly small area.

The river is the defining feature for pest work. Ground near it stays damp, drainage backs up during heavy rain, and rodents move along drain lines and surface into buildings whenever water levels rise. Properties in the lower lying streets see this every monsoon, and the pattern is predictable enough to plan around rather than react to.

Housing runs from older family homes to newer units built close together on subdivided plots. In the denser streets a cockroach or rodent problem is usually shared between neighbouring properties through boundary walls and common drains, so treating one house while the one attached to it is untreated tends to buy a few weeks rather than solve anything.

Industry along the river corridor brings warehousing, stores and small manufacturing, where the work is rodent proofing, mapped monitoring and keeping the building envelope sound. Institutional buildings, temples and the university nearby need work planned around events, term dates and public access, which usually means early mornings or weekends.

Termite pressure is steady, helped by damp ground and by older timber roof structures in the established parts of town. Where a property backs onto vegetation or unused land, that boundary is normally where the activity starts.

Because Kelaniya is on our regular route between Ja-Ela and the city, urgent work here can usually be fitted in quickly.

Flood history is worth telling us about. Streets that have taken water before will do so again, and the rodent movement that follows is predictable enough to treat as a seasonal risk rather than a surprise. Where a property has flooded, we check the lower level and the drains first, because that is where the population will have moved to.
