Timber trade town on the lake, where stored and worked timber changes the termite picture.

Moratuwa is known for its timber and furniture trade, and that fact shapes pest work here more than anything else. Workshops, timber yards and stores hold large quantities of seasoned and unseasoned wood, often at ground level and often with material stacked against a building. For termites that is close to ideal, and it makes the town one of the more demanding places we work.

In a timber business the risk is not only the building but the stock. Material stored in contact with the ground, or stacked against an outside wall, gives subterranean termites a covered route and a food source in the same place. The most useful work on those sites is usually about storage discipline: timber off the ground, a clear gap against walls, and stock rotated rather than left at the back of a yard for a year.

The lake and the surrounding low ground raise the second issue. Water sits after rain, the ground stays damp, and both mosquito breeding and rodent movement follow. Properties along the lake edge and the canals feeding it get continuous pressure from that side, and the sensible work is on the boundary rather than indoors.

Residentially the town runs from long established houses with substantial timber roof structures to newer builds on smaller plots. In the older stock, roof timbers and door and window frames are where termite damage is found, and it is often well advanced before anything shows inside, because it develops out of sight.

Katubedda and the university area bring student accommodation and the food outlets that serve it, which is a different job again: high turnover, shared kitchens and waste handling that changes with the term. Those need scheduled visits rather than call outs.

Fishing and the businesses around the coast add waste handling that concentrates fly and rodent pressure in a small area. Where several premises share a yard, the problem belongs to the yard, and we will say so rather than treat each kitchen separately every month.

Moratuwa sits on our southern route, so residential work is straightforward to schedule. Timber yards and factories are arranged directly, because they usually need the site quiet and the stock moved.

Furniture showrooms are a quieter risk than the workshops behind them. Finished pieces held in a showroom for months, often against an outside wall and rarely moved, can carry activity that nobody notices until a customer does. Those are worth checking on a schedule rather than reacting to, and the check costs very little compared with replacing stock.

Rodent pressure around the lake follows the vegetation as much as the water. Where reeds and undergrowth reach a boundary wall, that edge is the route in, and clearing a strip does more than anything applied inside the building. We put that in the written report because it is work the property can do once and benefit from for years.

For scheduling, residential work sits on our regular southern route. Timber yards and factories are arranged directly, because the useful visits are the ones where stock can be moved and the site is quiet, and that rarely coincides with a normal working day.
